Coldwell Banker Residential Brokerage in Colorado Strengthens its Presence in Key Market with Acquisition of Fort Collins Brokerage

FORT COLLINS, Colo. – Jan. 10, 2013 – Coldwell Banker Residential Brokerage, one of Colorado’s leading real estate services companies, announced today that it has purchased substantially all the assets of CRES, LLC in Fort Collins, which previously did business as Keller Williams Realty of Northern Colorado. The office located at 2580 East Harmony Road will now operate under the banner of Coldwell Banker Residential Brokerage.

The CRES brokerage office has 132 sales associates and recorded sales volume of $333 million for the 12-month period ending October 31, 2012. The acquisition strengthens Coldwell Banker Residential Brokerage’s position in Northern Colorado with an iconic Southeast Fort Collins location.

Michael Campana, owner of CRES, will continue in a sales capacity with Coldwell Banker Residential Brokerage. Ryon Brewer, manager of Coldwell Banker’s Fort Collins office, and Heidi Margolis, team leader for CRES, will jointly lead the combined Fort Collins team.

Coldwell Banker Residential Brokerage also announced that the sales associates from its existing office at 702 West Drake Road will be joining the CRES agents at their East Harmony Road office.

NEW YORK — Given the ever-increasing adoption of smartphones and other mobile devices, real estate agents and brokers will need to consider their mobile strategy for 2012, according to speakers at Real Estate Connect in New York City last week.
 
Higher conversion on mobile
 
There is increasing evidence that consumers are more likely to call or email an agent about a listing from a mobile device than from a laptop or desktop computer, speakers said.
 
For example, among visitors to Realtor.com, the National Association of Realtors' official property search portal operated by Move Inc., Apple iPad users and iPhone users, respectively, are 160 percent and 300 percent more likely to contact an agent than users of desktop or laptop users, according to Realtor.com President Errol Samuelson.
 
Though desktop users continue to dwarf mobile users in terms of raw numbers, the share of mobile users is rising, constituting between 25 and 45 percent of Realtor.com's traffic during weekends, for instance. For that reason, accuracy, appearance and response times should all be considerations, according to Samuelson.

Coldwell Banker Agent Represents Fannie and Freddie!

Buyers have learned that the best way to buy in this market is to buy the distressed, REO, Foreclosure sales, and of course, the Freddie and Fannie product.  But what is changing now is that there are more Buyers than there were before.  It used to be that a Buyer could call any old Agent and have the reasonable expectation that they would have the same basic chance of buying an REO as anyone else.  Based on multiple offers and properties selling for higher than list price, I would say those days are over.  There are only a very few elite Brokers out there that have the inside scoop on these incredible buys and it is now more important than ever that Buyers seek out an Agent or Broker that specializes in this type of product.  It gives the Buyer the best chance to learn about new properties coming on line, the best chance of crafting an acceptable offer, and can be the difference between owning and "almost" own your dream property.

Tennis Champ Sells Sun Valley Estate

Price: $5,900,000
The Skinny: When Swedish tennis champ Mats Wilander and his wife discovered that Idaho's mountain air would help assuage their son's skin condition, the couple purchased an 81-acre ranch and moved the family from Greenwich, Conn. to one of the country's oldest ski areas, Sun Valley. Wilander, who gained notoriety as a commentator after saying Federer had "no balls" in a 2006 defeat to Nadal, built this 10,000-square-foot, seven-bed, 8.5-bath mansion on the property, along with a two-bed guest house and a caretaker's residence. Remarkably, there doesn't seem to be a tennis court on the property, though a sauna, billiards room, gym, sound proof music room, wine cellar, hot tub, and lap pool are all included in the $6M price. That's quite a hike from the $1.7M the tennis star paid for the property, but that was 15 years ago.
